Scheme 33 Karachi Guide: Societies, Plot Sizes and Buying Checks

Scheme 33 is one of the busiest parts of Karachi's property market for buyers looking for a house on a moderate budget. Rather than one planned town, it is a large area made up of many cooperative housing societies and sectors, so prices, development and paperwork can change a lot from one society to the next. This guide explains where it is, how it is organised, what is on sale, and what to check. It was written in October 2026 and avoids quoting prices; see current asking prices on our Karachi property prices page.

Where Scheme 33 is

Scheme 33, also known as Gulzar-e-Hijri, lies in Karachi's District East and covers about 23 square kilometres, with much of it along the M-9 motorway (the Super Highway towards Hyderabad) (background). It sits north-east of Gulshan-e-Iqbal and next to Gulistan-e-Jauhar, and was previously administered as part of Gulshan Town. Medical colleges and hospitals in the area include Dow College of Pharmacy, Dow International Medical College and Kiran Hospital.

Societies inside Scheme 33

Most addresses in Scheme 33 name a society or sector as well as the scheme. The society matters: it decides the plot sizes, how developed the streets and utilities are, and how transfers and sub-leases are handled. The societies most active on MedaGhar are:

  • Saadi Town: the largest group of houses for sale on MedaGhar in Scheme 33.
  • Saadi Garden, next to Saadi Town, with blocks of its own.
  • Gulzar-e-Hijri, Chapal Sun City and Meerut Society, along with Gulshan-e-Kaneez Fatima and Pilibhit Society.

What is on sale

On MedaGhar in October 2026, most houses for sale in Scheme 33 were on 120 square yard plots, followed by 240 square yard and 400 square yard houses. A 120 square yard plot is 4.8 marla on the 225 sq ft marla, or 1,080 sq ft. There are also flats in some societies. Browse all houses for sale in Scheme 33 or houses under PKR 3 crore.

Checks before you buy in Scheme 33

  1. Confirm the society and its approval. Note exactly which society or sector the plot is in, and check the society's records for the plot number and the seller's name.
  2. Ask for the registered lease or sub-lease deed. Leasing varies by society. A leased house is easier to sell and to finance; see leased vs non-leased property in Karachi.
  3. Check the building against its approved plan. Extra floors and portions added without approval are common in dense societies and can block a sub-lease.
  4. Avoid plots on amenity land. Plots carved out of parks or roads are a known Karachi risk; see property scams in Pakistan.
  5. Visit at different times of day to judge water supply, road access and traffic on the Super Highway side.
