Bahria Town Karachi Guide: Location, Precincts, Legal History and Buying Checks

Bahria Town Karachi is the city's largest private housing project, and one of its most talked about: a self-contained town of villas, apartments, parks and landmarks on what was open land beside the Super Highway a decade ago. It attracts buyers who want a planned, gated setting and investors betting on the city growing towards it. It also carries a legal history every buyer should understand. This guide covers both. It was written in October 2026 and avoids quoting prices, which move quickly; see current asking prices on our Karachi property prices page and live houses for sale in Bahria Town Karachi.

Where it is and how big it is

Bahria Town Karachi sits in Malir District on the north-eastern edge of the city, just off the M-9 motorway (the Super Highway towards Hyderabad). The developer, Bahria Town, began construction in 2014 (background). It is laid out around Jinnah Avenue, a wide central boulevard, with neighbourhoods organised as numbered precincts.

Getting there has been the main drawback. The M-9 is the primary route; the Malir Expressway, a 39 km road linking south Karachi to the M-9, opened its first phase in January 2025 with the rest due to follow, and is expected to shorten the trip considerably once complete.

Precincts and home types

Each precinct is a planned block with its own mix of property. Broadly, you will find:

  • Residential plots in a range of standard sizes, for buyers who want to build.
  • Villas and townhouses, including the developer-built Bahria Homes in 125 and 200 sq yd sizes and larger Paradise villas.
  • Apartments in low-rise blocks, typically two to four bedrooms, and furnished units in Bahria Heights.
  • Farmhouses on large plots, and commercial plots and shops along the main avenues.

Landmarks include the Grand Jamia Mosque, the cricket stadium in Bahria Sports City, a zoo and a theme park. The precinct matters a great deal: it decides how built-up the neighbourhood already is, how far you are from Jinnah Avenue and the entrance, and whether possession has been given. Karachi plots are sold in square yards (gaz); our area converter turns them into marla and square feet.

The Supreme Court case and the 2019 settlement

In May 2018 the Supreme Court ruled that the Sindh government's grant of land to the Malir Development Authority, and the authority's exchange of that land with Bahria Town, were illegal. In March 2019 the court accepted Bahria Town's offer of Rs460 billion, to be paid in instalments over several years, to settle the matter for the Malir project and 16,896 acres (Dawn). The company later asked the court to delay the payments, which the court refused (Dawn), and the case has returned to the court since.

For a buyer, the practical point is not to treat the settlement as the end of all questions. Ask the developer's office about the specific precinct and plot: whether it falls within the settled land, whether possession has been handed over, and what dues are outstanding.

Checks before you buy in Bahria Town Karachi

  1. Verify the plot or unit with Bahria Town's own office, using the allotment or booking details, and confirm the seller is the registered holder.
  2. Confirm possession. A plot with possession is a different product from a file or a booking without it; see plot file vs possession.
  3. Ask for a dues statement covering instalments, development charges and maintenance, and agree in writing who pays what.
  4. Do the transfer through the developer's transfer office, never on plain paper, and keep the official transfer letter.
  5. Price in the commute if you will work in the city centre, at least until the Malir Expressway is complete.
